1. Are there any special precautions at the land registry services in order to avoid errors when opening a new file?

A lot of automatic procedures are built in into our system which make sure that the “mother – initial” parcel, relates to the newly ones to be created. No duplication can be allowed since all procedures are automated. We also have a process called “synchronization” which was used during the initial population of our system with data, which compares data coming from the registers and data coming from the GIS

2. If an error occurs and a land registry file describes the same immovable for a second time, what is legally determined to do?

We do not really face such issues today

Is there a different procedure depending on whether the new file repeats totally a previous file or only a part of a previous file?

3. Once the error is identified what happens to the rights and the charges registered in both files? And what about subsequent entries?

Formal procedure may be followed.

4. Is there any internal (intra-system) land registry procedure to solve this sort of problem or does it require judicial intervention?

We have a formal internal procedure as described by Law to correct errors, however, some errors may be led to court with judicial intervention (Director’s decision may be challenged at court).
