1. Is it possible to modify the statutes of an existing condominium? If so, does the modification have to be registered in the Land Registry? Are there circumstances in which the registrar can refuse registration of the modification? If the modification is not registered, does it become operative?

The Articles of Association of a limited liability housing company may be amended. The amendment is subject to a decision by the General Meeting. Any decision on the amendment of the Articles of Association shall be submitted for registration in the Finnish Trade Register, not the Land Register.

Said decision shall not be implemented prior to its registration. The National Board of Patents and Registration of Finland may reject the registration application in case the amendment or the amendment process has been carried out contrary to law. Amendment of the Articles of Association is regulated by chapter 6 section 34 of the Limited Liability Housing Companies Act.

2. Does your law provide a mechanism for dissolving: (a) the community or association of owners (b) the condominium arrangement? How would this be registered?

Mechanisms for dissolving limited liability housing companies and prerequisites for deeming such companies dissolved are contained in chapter 22 of the Limited Liability Housing Companies Act. Dissolution of a limited liability housing company is registered in the Finnish Trade Register.
