1. On the basis of your national law, is it possible in your national system to register (notarial) deeds that were drawn up by a foreign notary? If possible, could you please provide a legal basis?

Yes, it is possible. The background for registration in the Real Property Register is defined in Article 12 of the Law on the Real Property Register of the Republic of Lithuania. The Article does not establish that the documents specified therein must be made (issued) only in the Republic of Lithuania; therefore, documents that were made (issued) in a foreign country could be used as a background for registration.

2. On the basis of your national law, is it possible to register (notarial) deeds that were drawn up in a foreign language? If possible, could you please provide a legal basis?

It is possible, but translations into Lithuanian must be provided along with those deeds (Paragraph 41 of the Real Property Regulations approved by Resolution No 379 of the Government of the Republic of Lithuania as of 23 April 2014 On Approval of the Real Property Regulations).

3. On the basis of your national law, is it possible to register multilingual deeds? If possible, could you please provide a legal basis?

Registration of multilingual deeds is possible but translation into Lithuanian is also necessary (Paragraph 41 of the Real Property Regulations approved by Resolution No 379 of the Government of the Republic of Lithuania as of 23 April 2014 On Approval of the Real Property Regulations).

4. Which procedure do you follow if you receive a deed from a foreign party that does not fulfill your registration requirements? In particular, in which language does the land registrar communicate with the foreign party? In particular, if the foreign party neither speaks your mother tongue nor English, is the assistance of translators required?

Registration will be refused. A decision to refuse registration will be provided in Lithuanian. To the extent possible, registrars can communicate with the applicant in English or in other language, he/she understands. However, if the foreign party neither speaks Lithuanian nor English, the applicant may be requested to use the assistance of translators.
