The property of foreigners: challenges

Home / European Land Registry Network / Slovak Republic / The property of foreigners: challenges
  1. How much data is collected by your national land registry about a foreigner when making a real estate transaction?

2. Do you use a uniform person identification number?

A citizen of the Slovak Republic has assigned a birth number from birth, which is unique and is a unique identifier of the person.

The birth number is a permanent identification of a natural person, which ensures its uniqueness in information systems.

The birth number is made up of the date of birth of the person and the ending, which is the distinguishing feature of persons born on the same calendar day.

The first two digits of the birth number represent the last two digits of the person’s year of birth, the second two digits represent the numerical designation of the person’s month of birth (increased by 50 for women), the third two digits represent the numerical designation of the person’s day of birth.

The birth number assigned to a person born before 31 December 1953 is nine digits with a three-digit ending.

The birth number allocated to a person born after 1 January 1954 shall be ten digits with a four-digit termination; however, the whole ten-digit birth number must be divisible by 11 without remainder.

(Act No 301/1995 Coll. on the birth number).

2.1  If Yes, do you use persons assigned number or make your own national number?

The contract shall use the following unique identifier to identify the party to the proceedings and, in the case of foreign nationals who have not been assigned a birth number, a different alien identifier shall be used. The other alien identifier is equal to the birth number and enjoys the same legal protection. This is, for example, a health insurance number, a tax identification number, a firearms license number, etc.

3. Do all State information systems use the one/same person identification number?

Yes, as it is a unique identifier of a specific person.
